The Ice Bath Club
U.S. Debut in Austin's Rainey District
One of the most exciting announcements of the season was the arrival of The Ice Bath Club, an internationally recognized wellness concept making its first United States home in Austin.
Located on the ground floor of 700 River in the Rainey District, the 3,375-square-foot social recovery club will feature ice baths, saunas, hot magnesium baths, and a café designed around health, recovery, and community.
The project represents a significant milestone for Austin's growing wellness economy and further reinforces the city's position as a destination for innovative lifestyle concepts.
Legends Real Estate's Frank Seely and William Robertson represented the tenant in the transaction, working alongside Michael Bullard of Dovetail CRE and the team at Trammell Crow Company to bring the vision to life.
Sugarwolf Bakery
A New Culinary Destination Downtown
Downtown Austin welcomed another highly anticipated addition with the opening of Sugarwolf Bakery at The Republic.
Created by the hospitality team behind some of Austin's most celebrated restaurant concepts, Sugarwolf brings a European-inspired bakery and café experience to one of downtown's premier office towers.
The concept occupies approximately 4,500 square feet and contributes to the continued activation of Austin's evolving urban core, creating a gathering place for residents, office tenants, and visitors alike. Frank Seely represented the tenant in the transaction.
Tumble 22
Continued Texas Expansion
Austin-grown favorite Tumble 22 selected South Lamar for its tenth Texas location, further expanding one of the state's most recognizable restaurant brands.
The new location at The Corners on South Lamar demonstrates continued confidence in Austin's retail and restaurant market while bringing additional energy to one of the city's most active commercial corridors.
Frank Seely represented the tenant in the lease transaction.
The Guest House
Expanding a Hospitality Brand Into Houston
Beyond Austin, Legends Real Estate assisted The Guest House with its newest expansion into Houston's Autry Park development.
The 11,420-square-foot restaurant, wine garden, and private event destination further establishes the brand's presence in premier mixed-use environments throughout the Southwest.
LSD Design
Contemporary Design Finds a Home in the 2nd Street District
417 West Second Street
LSD Design, a gallery for contemporary collectible design paired with an architectural and interior design practice led by Liz Swaminathan, signed a lease for a new home in Austin's iconic 2nd Street District.
The studio's arrival contributes to the continued evolution of downtown Austin as a destination for art, design, culture, and creativity. Frank Seely and William Robertson represented the tenant in securing a location that aligns with the brand's long-term vision.
Opening Summer 2026, the project adds another thoughtful and highly curated concept to one of Austin's most recognizable pedestrian districts.
